HUD vs Manufactured – It Makes a Difference

HUD vs MOD

HUD and MOD homes are built differently, but what does that really mean?

HUD (Manufactured – Doublewide or Singlewide)

  • Has a Manufactured Home Title
  • Built on a Permanent Steel Frame
  • Built to federal HUD building code
  • Higher Interest Rate than Modular Homes
  • Can be placed on Piers with Skirting or Crawlspaces
  • Can be put in a Manufactured Home Community or Private Land
  • Restrictions on where they can be placed varies per Township

Modular (Site Built Construction Comparable)

  • Becomes Deeded to the Property
  • Built with 2×10 Floor Joist, Wood Frame Construction
  • Metal Carrier returns to factory once Set
  • Built to State and Local Building Code
  • Comparable to Any Site Built Home
  • Same Financing as a Site Built or Conventional Pre Built Home
  • Can be placed on a Crawlspace or Basement

Why Choose Manufactured or Modular?

  • Lower Cost to Build
  • Quality Construction
  • Built in Climate Controlled Factory
  • Energy Efficient
  • Home Built in 2-4 Months
  • Environmentally Friendly to Build
  • Many Floor Plans and Options

*Custom Homes will take longer to Build*

HOW ARE THEY BUILT?

Modular & Manufactured Homes are built the same way any site builder would build – just imagine – INDOORS AND in MODULES! They arrive to our location or your site within a few months of order date!

Modular & Manufactured Homes are homes built in an indoor, quality-controlled setting away from the outside elements at our 5 different Manufacturers plants. They are constructed in different pieces, also known as modules. A typical modular or manufactured ranch will be composed of 2 modules. Once complete, these modules are then transported to the construction site where they are then set on your foundation. We then use a crane to set the home on the foundation, putting the two modules together. When the home arrives, it is nearly 90% complete – interior and exterior finishes are mostly done at the factory. On site, we will finish the drywall where the home comes together and finish any flooring and trim work from where the home is married together. Typical projects can take 4-6 months to complete – start to finish! (*Note: each project is different and time frames can vary based on manufacturer offline dates and weather delays)
